Dear Mayapple Homeowners,

I believe that most of you are aware that the Owners of the Mayapple Restaurant and Golf Course (Owners) are in the process of changing the name of the restaurant to “Fiddler’s Bar and Grill”. With the restaurant name change, the Owners are proposing to have a new sign placed at the intersection of York Road and Mayapple Drive. The current wooden structure includes signs for Mayapple Village, the restaurant and golf course.

The Owners proposed to the MVHOA Board to produce a new Mayapple Village sign exactly like the existing one and include it with their new structure. The Board reviewed this proposal and concluded that having a single sign structure was better than having two. Therefore the Board agreed to allow the Owners to collocate our sign on their new structure. The proposed sign configuration is shown below. The new sign would be located at the same location as the existing sign except that it would be approximately 8 feet further from York Road to provide better sight distance at the intersection. It is our understanding that the restaurant and golf course signs would be backlit from dusk to around midnight.

Please be advised that the Board agreed to have the Mayapple Village sign included with the Owner’s sign only if their sign structure is permitted by South Middleton Township. This is not an endorsement of the Owners sign. Mayapple Village, the restaurant and the golf course are all part of a Planned Residential Development (PRD) which has special zoning requirements. At this time, the Board is uncertain if the Owners will need a zoning variance granted before receiving a building permit for the structure.

If a variance is required, the South Middleton Township Zoning Hearing Board (which meets on the second Monday of each month) will conduct a public hearing that is advertised in advance. At the hearing, testimony will be taken from the applicant (the Owners) and anyone else who has comments about the proposed variance. Based on the testimony provided, the Zoning Hearing Board will make a decision to approve or deny the variance requested.

The Board is closely monitoring the permitting process and will let the residents know if and when a hearing is scheduled should the Township determine one is necessary. If a variance is not required, then the Owners will simply obtain a building permit for the sign structure.
